The private-pay Kiwanis Villa’s and Soroptimist Suites were designed for older adults who are still active, but in need of additional support. This support can include: dinner each evening, light housekeeping, weekly linen service, and access to an opt-in lunch program. We value peace of mind for you, and your loved ones. Through the Pendant Alert Liaison (PAL) team, Villa residents receive 24 hour/day emergency monitoring in the event of sudden health changes or environmental issues.
Village-wide there are 40 one-bedroom and 6 two-bedroom suites. Each suite has a full kitchen, large patio or balcony, a comfortable common lounge and access to beautifully maintained gardens. Residents of the Villa are welcome to experience a full range of social and recreational programs including special events, themed dinners, exercise programs, community BBQs, entertainment and outings on our village bus.

Can I receive Home care services
If you receive home care services from Island Health or another provider, these can be continued when you move in.

Kiwanis Ambassador program
Transitioning to a new home and community is exciting. It can also be challenging and charged with emotions. Our Village-wide Ambassador program was created to assist residents in our Supportive Living to adjust to a new home and community. Ambassadors help residents get acquainted with Village amenities, programs and services, as well as introducing new neighbors and of course, Kiwanis staff.
Monthly Housing information sessions
Sessions are open to the public and do not require a reservation in advance.
They are held on the last Monday of each month at the

Frequently Asked Questions
What is the difference between Independent Housing, Supportive Living and Assisted Living?
Independent Housing at Kiwanis Village is for independent seniors 55 and older who require a rental subsidy. There are no services included in this type of housing, and eligible residents generally pay 30% of their after-tax income.
Supportive Living at Kiwanis Village is for independent seniors 55 and older who are able to pay privately for rent that includes hospitality services. These services include daily dinner, weekly housekeeping and linen service, a full range of social and recreational activities as well as 24-hour in-suite emergency monitoring. Supportive Living does not include scheduled personal assistance services, which must be arranged privately. Residents pay market rent for their apartment/services.
Assisted Living at Kiwanis Village is subsidized by Island Health. Island Health must complete an assessment to determine eligibility based on health needs. The services include daily lunch and dinner, weekly housekeeping and linen service, a full range of social and recreational activities, 24-hour emergency monitoring and scheduled personal assistance services. Eligible residents generally pay 70% of their after-tax income for rent/services.
Are there additional costs?
In all our buildings, there may be additional costs for the following:
- Additional meals not included with the rent
- Security deposit
Can I see a suite?
To protect the privacy of our existing residents, we do not tour occupied suites. You will tour a vacant unit when your name reaches the top of the waitlist. Each level of housing and care has different types of floor plans including private rooms, studios, and one and two bedroom apartments. Images of our buildings are also available on our website and at our monthly information sessions.
I have already applied; where am I on the waitlist?
For each level of housing and care, there is a different application and waitlist process, some of which are held confidentially with BC Housing and Island Health. Kiwanis Village cannot provide feedback on current waitlist placements or vacancy timelines.
What do I bring with me?
For all levels of housing, you will need to bring all your own furniture and personal items to make Kiwanis Village your home. For Complex Care, private rooms are furnished with a bed, desk with drawers, a wardrobe and night table, but residents are also encouraged to bring pictures and other personal items as well.
Do you have a bus or other transportation that can take me to personal appointments?
Kiwanis Village has a 15-passenger bus for group activity outings, which is not available for personal appointments. There is a bus stop at the entrance to the Village and also personal transportation may be arranged through HandyDART. Bus passes and HandyDART Tickets are available for sale in our General Store.
